1. EYP Holdings Business Park: A Boost for Industrial Growth
Item CP24-00012: The board will consider a proposal to amend the Future Land Use Map for a 2.14-acre property at the northeast corner of Clearmont Street NE and Franklin Drive NE, changing the classification from Commercial (COM) to Industrial (IND). This amendment supports plans to develop a flex industrial business park to accommodate light industrial uses, such as warehousing and small-scale manufacturing.
Item CPZ24-00008: Following the land use amendment, the applicant seeks to rezone the property from Community Commercial (CC) to Light Industrial (LI). This rezoning would align the property’s designation with adjacent industrial facilities, such as L3Harris Technologies and Florida Power & Light, while addressing the community’s need for flexible industrial space. The applicant’s vision for this development is an integral part of the larger discussion around the EYP Holdings Business Park.
The Applicant’s Vision: The vision for EYP Holdings Business Park is to establish a modern flex-space industrial complex designed to meet the diverse needs of businesses in Palm Bay. The proposed development includes four buildings tailored for light industrial operations, each offering flexible configurations to support warehousing, manufacturing, and research and development activities. By integrating the park into the existing industrial cluster, the applicant aims to:
Create Employment Opportunities: Attract businesses that bring skilled jobs to the local workforce.
Enhance Economic Growth: Provide scalable industrial spaces that support new and expanding enterprises.
Foster Synergy with Nearby Businesses: Strengthen Palm Bay’s industrial ecosystem by aligning with the needs of firms like L3Harris and Florida Power & Light.
Additionally, the site will include dedicated stormwater management, landscaped areas for aesthetic appeal, and infrastructure designed to accommodate modern industrial demands. The applicant envisions the business park as a significant step toward solidifying Palm Bay’s position as a hub for innovation and industry.
Economic Impact: The EYP Holdings Business Park is poised to make a meaningful impact on Palm Bay's economy. By offering modern industrial spaces tailored to attract businesses, the development promises to generate jobs, enhance property tax revenues, and foster stronger collaborations within the industrial sector. Positioned strategically near established firms like L3Harris, the park is set to bolster the city’s industrial landscape and support its vision of becoming a leading hub for innovation and economic growth.

We need to halt the unnecessary building going on in Palm Bay. Our wildlife is suffering due to the greed. I am not the only one that feels this way. Wherever there is an empty lot or open space it is immediately filled in with another ugly house or business that we don’t need. Most of these politicians are pro build and I’m sure they are getting their pockets lined . I would have never moved here 5 years ago if I new how much building there would be you have ruined Palm Bay
