Annex 32.97 acres into the City. Brings the parcel into Palm Bay’s jurisdiction for city services and oversight.
Amend the Future Land Use to Low Density Residential (LDR). Establishes up to 5 dwelling units per acre citywide standard for this site.
Rezone to RS‑3 Single‑Family Residential. Enables a 74‑lot single‑family neighborhood with 60‑ and 75‑foot‑wide lots (min. 120‑foot depth) using administrative variances. The concept shows a short two‑lane extension of St. Johns Heritage Parkway for primary access, a stabilized emergency access until a permanent connection exists, extension of city water and sewer, improvements to the east boundary drainage ditch tied to Waterstone, and a master stormwater system, plus small parks, trails/sidewalks, and a community mail kiosk.
This is a quasi‑judicial decision requiring evidence‑based review.
