Palm Bay, FL - The Palm Bay Planning & Zoning Board held its regular meeting on May 1st, 2024, offering recommendations to the City Council on a variety of development projects and land use matters. Let's delve into the key discussion points:

Palm Bay Planning and Zoning meeting recap.

Proposed Moratoriums on Self-Storage and Car Washes 🛑

The board deliberated on two proposed moratoriums and subsequently voted to recommend approval of the moratoriums to the City Council:

Self-Storage Facilities: With numerous self-storage facilities already in operation and concerns about maintaining a balanced land use approach, a six-month moratorium is proposed. This would temporarily halt new self-storage development while the city revises its land development codes.
Car Washes: Similar concerns about land use and potential traffic congestion led to a proposed moratorium on new car wash facilities, also for six months, pending code updates.

These proposed moratoriums sparked discussions regarding their potential impact on businesses and the importance of establishing clear guidelines for future development.

Residential Developments Under Review 🏡

The board examined final subdivision plats for two phases of the Riverwood at Everlands development and voted to recommend approval to the City Council:

Phase 3: This phase encompasses 64 single-family homes and a public roadway dedicated to the city.
Phase 4: The final phase consists of 96 single-family homes and a designated wetland conservation area.

These recommendations indicate continued residential growth within Palm Bay.

Apartment Complex Variance Request 🏢

A request for a variance to decrease the separation distance between two buildings within The Palms Apartments complex was reviewed. The board ultimately voted to recommend denial to the City Council due to concerns regarding fire safety and compliance with existing building codes.

Private School Conditional Use 🏫

The Life Changers Outreach Regiment, Inc. sought approval for a conditional use permit to operate a private school within a residential district. The board voted to recommend approval to the City Council. The school aims to deliver quality education with a small classroom environment and currently serves approximately 50 students.
