Palm Bay to Hold First Public Hearing on New Land Development Code
Residents encouraged to attend and make their voices heard
Palm Bay, FL -- The City of Palm Bay is moving forward with a major overhaul of its development regulations. A Special Council Meeting has been scheduled for Thursday, August 29th, at 6:00 PM to hold the first public hearing on the proposed new Land Development Code (LDC), a comprehensive document that will guide how property is developed within city limits for years to come.
The City Council had initially planned to hold the first public hearing on August 22nd, but it was further tabled to August 29th. This meeting marks a crucial step in a process that began over a year ago with the adoption of the City's "Vision 2045" Comprehensive Plan. The LDC updates are designed to bring the city's development regulations into alignment with the long-term goals outlined in the Comprehensive Plan.
The proposed new LDC introduces a number of significant changes, including updates to zoning regulations, standards for accessory uses, subdivision requirements, tree protection measures, street and parking guidelines, and more. The complete text of the proposed LDC, along with summaries of public input and proposed amendments, is available on the city's website at www.pbfl.org/LDCupdates.
The City encourages all residents to attend the August 29th Special Council Meeting to learn more about the proposed LDC and make their voices heard. Citizens will have the opportunity to comment and address the City Council during the public hearing portion of the meeting. Those wishing to speak should raise their hand when the presiding officer calls for public comment. Speakers will be limited to three minutes each.
"We want to hear from our residents," said Mayor Medina. "This is an opportunity for them to help shape the future of our city. We encourage everyone to come to the meeting, review the proposed changes, and let us know what they think."
The August 29th meeting will focus on two ordinances:
Ordinance 2024-32: Repealing the existing Land Development Code in its entirety.
Ordinance 2024-33: Creating the new Title XVII Land Development Code, incorporating the proposed changes.
A second and final public hearing on the new LDC is scheduled for the Regular Council Meeting on Thursday, September 19th, at 6:00 PM in Palm Bay Council Chambers. After the second public hearing, the City Council will vote on whether to adopt the new LDC.
The City emphasizes that even though public input sessions were held earlier this month, citizens are still strongly encouraged to attend the upcoming public hearings and address the Council.
"The Land Development Code is a living document," stated a City representative. "Any input we receive from residents helps us create a better code that reflects the needs and desires of our community."
The August 29th Special Council Meeting will be held at 6:00 PM in Palm Bay Council Chambers, located at 120 Malabar Road SE. The meeting agenda can be found at https://palmbayflorida.primegov.com/Portal/Meeting?meetingTemplateId=3636.
